BARRON COLLIER COMPANIES, CAPREIT & CITY OF BONITA SPRINGS BREAK GROUND ON IMPERIAL 41

Shovels prepared for the first dig.Naples, FL, — December 10, 2025 – Barron Collier Companies (BCC) and CAPREIT have partnered to bring Imperial 41, a mixed-use development, to downtown Bonita Springs. The much-anticipated project promises to bring residential opportunities, dynamic commercial space and vibrant public spaces to a property that has been vacant for two decades. The project is a unique public-private partnership (PPP) with the City of Bonita Springs.

Imperial 41 includes two buildings and spans the Imperial River. The development will feature 120 modern apartment homes and 19,000 square feet of commercial space. The north building will be fully residential while the south building will offer first floor commercial spaces with residential units and resident amenities above.

“In 2020, we proposed the idea of a PPP with the City of Bonita Springs. We worked closely with them and incorporated feedback from residents to create a development that supports and strengthens the community,” said Blake Gable, CEO of BCC. “Imperial 41 will contribute to the downtown area by improving livability, walkability, and public amenities. It’s an exciting step forward for Bonita Springs.”

Designed by RG Architects, Imperial 41 will offer engaging community spaces for the public to enjoy including:

BCC will oversee the commercial leasing, while CAPREIT will manage residential operations. “CAPREIT has been a leader in multifamily residential developments since 1996,” said CAPREIT CEO/CIO Andrew Kadish. “Our teams work every day to support sustainable, lasting growth. Our partnership with BCC and the City reflects those shared goals and strengthens our ability to create meaningful places for people to call home.”
